The Philippine Department of Finance (DOF), through its Privatization and Management Office (PMO), has officially finalized the P1-billion sale of the government-owned portion of the building to its master developer, Sanpiro Realty Development Corp., which is owned by the prominent Yabut family.

What Exactly Was Sold?
This wasn't a sale of the entire building, but rather the final, state-owned piece of the puzzle. The deal, which had its official deed of sale signed on Thursday, July 16, 2026, covers:
- The building's entire 5th floor (representing the only floor owned by the PMO)
- 24 condominium units
- 21 parking slots

A Massive Win for the Government's Wallet
To say the government got a good deal is an understatement. The appraised value of the idle space was pegged at P449.6 million. Because Sanpiro held the right of first refusal as the master developer, they stepped up to match the market momentum. They effectively paid more than double the initial appraised value to consolidate their ownership.
With this transaction wrapped up, the PMO's first-half collections for 2026 reached P1.87 billion, completely blowing past their annual target for the year by nearly 150%.

What's Next for the Atrium of Makati in Ayala Triangle?
The Yabut family, whose patriarch was the legendary former Makati Mayor Nemesio Yabut, has a long history with the property. According to James Roy Villareal, president of Sanpiro, this buy is a key part of their "long-term strategy to consolidate ownership" of the entire building.
While the upper floors of the Atrium have had a bit of a "backrooms" ghost-town vibe in recent years, the lower floors remain a beloved cult-classic hangout spot for indie cafes, art spaces, and local food spots. By finally consolidating ownership, Sanpiro has a clean slate to decide the future of this brutalist masterpiece. Whether that means a massive modern face-lift or preserving its beautifully eerie retro charm remains to be seen.
Meanwhile, the government is already looking at its next big sales. If you think P1 billion is a lot, the PMO is currently gearing up to auction off the Mile Long Complex in Makati (valued at P10 billion) and the massive Food Terminal Inc. (FTI) Complex in Taguig (valued at P20 billion) later this year.
